What the rent actually requires of a landlord
The rent is not a finish schedule. It is whether the landlord can operate at the standard the rent assumes.

Tenants paying that rent expect HVAC that works, common areas that stay clean, and a landlord who responds. Marketing language does not substitute for operations. If the rent and the service do not match, occupancy will tell you.

The product is the operation

Lobby stone does not keep a tenant. Response time, systems uptime, and how work orders close do. An owner who also manages the asset can hold that standard without handing it to a third party that does not share the basis.

What tenants actually test

They test whether parking works at 8 a.m., whether the restrooms are stocked, and whether a broken unit is a same-day problem or a two-week story. Rent without matching operations is a lease-up problem waiting for the first renewal.
